UPGRADE TO TELIA 1000/1000
Our broadband service will be upgraded on 30 September. Full details are available in the attached information from Telia. Information from Telia about the upgrade (in Swedish)
If you have any further questions, you can log in to “My Telia” or contact Telia by phone.
AUTUMN IS FAST APPROACHING, OFTEN BRINGING QUESTIONS ABOUT THE TEMPERATURE IN APARTMENTS
Updated advice and guidelines are now available on how we, as an association, should handle matters relating to heating and the indoor climate.
The Board has prepared information sheets for residents explaining how matters concerning the indoor climate and heating are handled within the association. The purpose is to clarify how the building’s heating system works, the respective responsibilities of residents and the Board, and how the Board deals with heating-related matters.
Links to the documents are available on Loomer: Information about the heating system (in Swedish).
We encourage all residents to read the documents and work together to create a comfortable indoor climate within our association.
REPLACEMENT OF THE DECKING IN OUR COURTYARD
The decking in the courtyard will be replaced over the coming weeks, as the existing decking is worn and partly damaged. The new decking will be especially delicate and easily damaged until it has hardened.
We would like to remind everyone that wheeled items must not be used on the decking, as they can damage it and create disruptive noise for residents whose windows face the courtyard. This is in accordance with our community rules.
TIME FOR THE UPCOMING ACCESS-TAG INVENTORY
It is time for the recurring access-tag inventory, so that we can deactivate any tags that have gone missing. When the time comes, you will receive further information on how to confirm which tags you have.
REPLACEMENT OF AUTOMATIC LIGHTING CONTROLS IN ENTRANCES
The entrances in the low-rise building will be fitted with new automatic lighting controls to improve safety during the darker hours of the day. The high-rise building already has this system.
COMMUNITY WORKDAY ON 11 OCTOBER
As previously announced, the autumn community workday will take place on 11 October. We will meet at 10:00 and as usual, have a barbecue when we are finished at approximately 12. Two containers for bulky waste will be available from Friday 9 October until the morning of Monday 12 October.
Please note that we will clear out and dispose of items that are not stored in the correct place, such as belongings on top of storage units, sledges in the wheelchair storage rooms, and items placed outside residents’ own patios facing the yard.
THE ASSOCIATION – ALL OF US TOGETHER
Have you considered that owning a tenant-owned apartment means that you are a co-owner of the entire association? In other words, we all share responsibility for following the community rules, ensuring that nothing is damaged unnecessarily, taking care of communal areas, and avoiding extra costs caused, for example, by improper waste disposal.
Regarding K5 Häng:
We already have a rule that anyone who does not clean-up will be charged a minimum of SEK 1000, depending on how extensive cleaning is needed. To avoid having to investigate who was responsible, we will in future charge the person who most recently rented the room before the issue was discovered. If you arrive and find that it has not been cleaned, please email the Board, preferably with photographs, at Styrelsen@brfkajen5.se. This is comparable to being liable for damage to a rental car if you did not report at the outset that the damage was already present.
MANDATORY VENTILATION INSPECTION AND SPRINKLER CHECK IN THE HIGH-RISE BUILDING, 12–14 OCTOBER
The mandatory ventilation inspection (OVK) and sprinkler check at Årgångsgatan 1 will be carried out on 14–16 October. Everyone concerned will be notified of a more precise time at least two weeks in advance. As usual, you will need to be present to provide access or set your lock to service mode.
Best regards,
/The Board
